Safe, controlled demolition
and site clearance.
Demolition is the part of a project where cutting corners costs the most — in safety, in fines, and in delays. Crawford Construction provides safe, fully insured demolition and site clearance across Oxford and Oxfordshire, from internal soft strips ahead of a renovation to full structural demolition and clearing a plot for a new build. Every job is properly surveyed, planned and notified, carried out by skilled operatives, and finished with the site clean and ready for what comes next.
As an established Oxfordshire contractor, we handle the paperwork most homeowners don’t realise is required — asbestos surveys, the legal demolition notice, party wall matters and waste documentation — so the work is done right and on the right side of the law.
What we handle
- Full & partial building demolition
- Internal soft strip & strip-out
- Asbestos surveys & safe removal

Our demolition services
From internal strip-outs to full structural demolition — the right method for every job.
Full building demolition
Complete demolition of houses, outbuildings and structures, using the right method — mechanical, manual or a combination — for the building, the site and the access available.
Partial & structural demolition
Removing part of a building — a rear section, a storey, or a structural wall — while keeping the rest sound and supported, with temporary propping and shoring where needed.
Internal soft strip / strip-out
Stripping a property back to a shell ahead of a refurbishment — removing fixtures, fittings, partitions, plaster, flooring and services cleanly and safely.
Garage, outbuilding & conservatory
Removal of garages, sheds, conservatories and other outbuildings, with the slab broken out and the ground left clear.
Chimney & chimney-breast removal
Safe removal of redundant chimney stacks and internal chimney breasts, correctly supported and made good.
Concrete breaking & slab removal
Breaking out driveways, foundations, hardstanding and concrete slabs, with the material crushed and recycled wherever possible.
Site clearance
Clearing vegetation, debris and existing structures to leave a plot ready for construction — often the first stage of an extension, basement or new build.
Safety and compliance — the part that matters
Demolition is governed by law, and getting it right protects you as the property owner. We work to:
Waste, recycling and the environment
We’re a licensed waste carrier, and we recycle as much demolition material as possible — crushing concrete and brick for reuse, segregating metals, timber and inert waste, and disposing of the rest responsibly with full waste-transfer documentation. You get a tidy site and a clear paper trail, not a fly-tipping risk.

Frequently asked questions
Everything you need to know about demolition, asbestos, permits and site clearance.
Often, yes. Most demolition requires a Section 80 notice to the local authority before work begins, and some demolition needs prior approval or full planning permission — especially in a conservation area or for a listed building, where consent is usually required. Demolishing an unlisted house can also need planning permission. We assess exactly what’s needed for your property.
Any building from before 2000 may contain asbestos, so a refurbishment and demolition asbestos survey is carried out before work starts. If asbestos is present, it’s removed safely by a licensed contractor under the relevant regulations. This protects everyone on and around the site and is not something to skip.
It depends on the size and type of structure, access for plant, the presence of asbestos or other hazards, and how much waste needs removing and recycling. We provide a free, itemised, fixed-price quote after a site survey rather than a rough day rate.
A small outbuilding or internal soft strip can take a day or two; a full house demolition with clearance takes longer, plus lead time for surveys and the demolition notice. We give you a clear programme up front.
Where the work affects a shared wall or boundary, yes — notices are served under the Party Wall etc. Act 1996. As a courtesy and to keep things smooth, we also recommend letting neighbours know about timing, noise and access early, and we help with that.
With dust suppression (water sprays), careful sequencing, and working within agreed hours. On tight Oxford sites this matters, and we plan the method around keeping disruption to neighbours low.
As a licensed waste carrier we recycle as much as possible — concrete and brick crushed for reuse, metals and timber segregated — and dispose of the rest responsibly with full waste-transfer paperwork.
Yes — demolition and site clearance is often the first stage of one of our extension, basement or new-build projects, giving you a single accountable team from clearance through to a finished build.
