Often, yes. Most demolition requires a Section 80 notice to the local authority before work begins, and some demolition needs prior approval or full planning permission — especially in a conservation area or for a listed building, where consent is usually required. Demolishing an unlisted house can also need planning permission. We assess exactly what’s needed for your property.

Any building from before 2000 may contain asbestos, so a refurbishment and demolition asbestos survey is carried out before work starts. If asbestos is present, it’s removed safely by a licensed contractor under the relevant regulations. This protects everyone on and around the site and is not something to skip.

It depends on the size and type of structure, access for plant, the presence of asbestos or other hazards, and how much waste needs removing and recycling. We provide a free, itemised, fixed-price quote after a site survey rather than a rough day rate.

A small outbuilding or internal soft strip can take a day or two; a full house demolition with clearance takes longer, plus lead time for surveys and the demolition notice. We give you a clear programme up front.

Where the work affects a shared wall or boundary, yes — notices are served under the Party Wall etc. Act 1996. As a courtesy and to keep things smooth, we also recommend letting neighbours know about timing, noise and access early, and we help with that.

With dust suppression (water sprays), careful sequencing, and working within agreed hours. On tight Oxford sites this matters, and we plan the method around keeping disruption to neighbours low.

As a licensed waste carrier we recycle as much as possible — concrete and brick crushed for reuse, metals and timber segregated — and dispose of the rest responsibly with full waste-transfer paperwork.
