How We Work

Site Survey

One of our team will meet with you on site to go through your ideas in detail and outline your specific requirements, enabling us to have a full understanding of your vision.

Design Brief

Our design team will prepare a detailed design fee proposal and initial estimate of the construction cost. Upon instruction we will then conduct a full measured survey of the property.

Concept Development

Our design team work with you to create a unique design best suited to your individual needs and property, maximising its potential.

Planning

We submit the required planning or permitted development applications and then act on your behalf for the eight week process responding to any enquiries and making sure that the application stays on track.

Structural Engineer

We work with a handful of trusted engineers who design and produce full structural drawings and calculations as well as any construction method statements required.

Party Wall

You must tell your neighbours if you want to carry out any building work near or on your shared property boundary, or ‘party wall’. We will recommend a surveyor who will issue the relevant notices as early in the process as possible to avoid any delays.

Interior Design

We offer a full interior design service to help you spec finishes, sanitary ware, colour schemes, fixtures and fittings as required.

Audio Visual (AV)

We can design, install and commission bespoke Audio Visual and Home Automation systems to fit with your requirements.

Construction Drawings

We produce a full set of details drawings and schedules to give the build and project management team all the information they require to carry out the work.

Priced Scope of Works

The final element of design is a fully itemised Scope of Works, which we then cost against, ensuring our prices remain as competitive and comprehensive as possible.

Cost Engineering and Contracting

We can cost engineer the final scheme as required to fit your budget. Once the construction fee is agreed we issue a JCT or FMB contract to secure the start date.

Project Team

Prior to starting on site we introduce you to your project and site managers who will be your key contacts throughout the build.

Schedule

Scheduling is a crucial part of any successful project. We will produce a detailed project time line highlighting the key stages of the project.

Commencement Meeting

On commencement the works, you will hand over keys and possession of the site to us and will we discuss access for you and your representatives.

The Works

The site will be kept clean, tidy and fully compliant with Building Regulations and Health and Safety protocols throughout the build. Works will be carried out as efficiently as possible.

Site Meetings

Your project manager will meet with you on site, keeping you involved, fully updated and enthused about the project every step of the way.

Daily Logs

Between site meetings you will be kept up-to-date with photographic logs of work on site, accessed at any time on our project management software.

Practical Completion

Practical completion is reached when all the works described in the contract have been carried out. Signifying the beginning of the defects liability period.

19

Handover Meeting

Handover will take place during a meeting following an inspection of the site. You will be issued with keys, certificates and information regarding the site.

20

Defects Liability Period

After an agreed time your project manager will visit to compile a snagging list with you and will then arrange to make good the defects within a reasonable time.
